I do not market myself to or through real estate brokers. I work solely for you as my client. Some home inspectors work for referrals from selling real estate brokers in exchange for a "go easy" inspection. Not me. I will give you my honest, objective professional opinion as to the house's condition. No house, of course, is perfect but based on my experience I will place any house problems we may find in context for houses of a similar age and type.

The typical inspection lasts about three hours. I invite you to accompany me during the inspection. We can talk about the house as we go through the inspection and look at any problems encountered. I, of course, can answer any questions you have as we go along. I inspect the major systems of the house, that is:
STRUCTURE: Foundations, posts, girders, beams, sills, joists, stairs, floors, walls, rafters, chimneys, exterior elements, porches, decks and visible termite damage.
EXTERIOR: Roof, gutters, eaves, vents, rakes, siding, doors, windows, grading as it effects the house, garage components.
PLUMBING: Feed piping, water heater, fixtures, sinks, tubs, toilets, waste piping.
ELECTRICAL: Main exterior service, main panel, main ground, sampled wiring and outlets, grounding, polarity.
3. THE HOME INSPECTION PRIVATE CONSULTATION
After the inspection I will leave the property with you and sit down to review the inspection, its findings and answer any questions that you might have. This is a private conference without the brokers or selling parties. As part of the inspection you may also call us any time with any questions you may have.
Our report consists of survey pages that deal with each of the major house systems and components (structure, exterior, plumbing, electrical, heating, and interior). Over 160 components are listed. After the inspection I will write a summary of main concerns. The report is provided to you with Aaron's HomeBook. This Home Guide is keyed to the report and defines each of the components inspected, talks about usual and unusual problems, and provides graphic representations. I wrote Aaron's HomeBook to address house issues of common and uncommon concern.

I have short term radon testing devises available. Although we and the EPA recommend long term testing after you move in, this is an optional two day test that you can usually get the results from in a few days and is used in sale situations where time is short. Radon testing is at $25 dollars per canister which includes lab fees and mailing.
I can take a water sample and deliver it to a state licensed lab. Usually done for private wells. Ask me about water testing if you are interested.
I do not currently do lead testing, but as I used to be a lead tester I can give you some general advice about lead issues and hiring an inspector.
